3PM Services GmbH (3PM Services) has taken over the property management for the “Prisma” in Frankfurt Niederrad. The clients are Sonar Real Estate GmbH and Patron Astra Sarl in Luxembourg as part of a joint venture.
Built in 2002, the office property at Hahnstrasse 55 has a gross floor area of 67,500 m² on twelve full floors and two underground parking levels. The rental space comprises 42,500 m². Tenants have access to 450 underground and outdoor parking spaces. The Prisma is named after its pointed floor plan and continuous glass facade.
Antje Lubitz, Managing Director of 3PM Services, says: “We are not only managing the property, but also supporting Sonar Real Estate in the planned modernization according to the latest sustainability standards and in repositioning the property. For example, the air-conditioning technology will be renewed all around and the areas of the light-flooded atrium will be opened for gastronomy and the public. Among other things, we are taking care of the accounting for the development. Thus, our tasks include the long-term commercial and technical property management accompanying the revitalization and subsequent transfer into the portfolio. We are very pleased about the cooperation.”
